Durable metal roofing can withstand the harsh Australian climate and still look like new for decades, but although it is low maintenance, there are some things you can do to make sure your roof stays in great shape. Whether your roof is built from Colorbond® Steel, Zincalume®, or galvanised steel, there will be places in its construction that might need extra attention such as joins and seals. A regular inspection can detect problems before they become worse and major damage occurs.

The Annual Roof Inspection

To keep your roof looking great and performing as it should, make an appointment every year with a roofing specialist. Don’t try to do this yourself as it can be dangerous, and a qualified roof technician will know exactly what to look for and can find and repair any problems.

  • The technician will get up on your roof and check:
  • The roof seals for failure or weather damage
  • Exposed fasteners to make sure they’re not too loose or too tight
  • For rust stains and spot treat them to avoid more damage
  • That the seams are all intact and haven’t separated
  • For chipped or peeling paint and damaged neoprene washers

Check and Clean Your Gutters

The state of your gutters can have a big impact on the state of your roof. When debris builds up in the gutters, it traps and holds moisture which can lead to rot and mould in the gutters and corrosion on the edges of your roof. Cleaning your gutters regularly, especially after strong winds and storms, is a simple procedure and well worth the time and effort.

While you’re cleaning the gutters, check for leaks and corrosion and get it repaired quickly before it gets worse. Many people have mesh installed on top of the gutters so debris doesn’t fall in, but water can still pass through. It can save a lot of work but it still needs to be checked regularly for damage.

Avoid Metal Clashes

Some metals should never come into contact with each other, and when they do, it’s referred to as metal clash. Metal clash causes galvanic corrosion and it occurs when copper pipes and lead flashing come into contact with your metal roof. If you have to replace flashings, ensure you use the same material as the rest of your roof and that non-metallic insulators are used between two different types of metal. A roof technician will know what to look for and check that there is no metal clash, just one more reason to have your roof checked by a professional.
